Pricing & Fees

· Management Fees: We charge a percentage of the monthly rent collected from tenants. The percentage can vary between 8% to 12% of the monthly rent.

· Leasing Fee: We charge a one-time fee for finding and securing new tenants for a property. This fee is 100% of the first month's rent.

· Maintenance and Repair Fees: Maintenance and repair fees are at cost to the owner. This could include keeping common areas clean, taking out garbage, cutting the lawn and snow, and leaf removal. The cost of the repair will be deducted from the reserve repair fund, which is a separate account where the landlord holds money for property repairs.

· Eviction Services Fee: Evictions are at costs to the owner, including legal costs and court fees.

· Setup or Onboarding Fee: We charge property owners a one-time setup or onboarding fee of $500 when taking on a new property. This fee covers the initial administrative and setup costs.

· Cancellation Fee: Our agreements include a fee if the property owner decides to terminate the contract before a specified period.
